Apartment investment calculator
The investment result starts with net rent excluding advances. Building costs, insurance, repair reserve, and utilities paid by the owner stay separate so you can see what is documented and what still needs verification.
Start with net rent
Do not include service or energy advances that the tenant merely passes through. Gross yield is annual net rent divided by the purchase price.
An unknown cost is not zero
When insurance or another owner expense is unknown, the calculator shows a safe bound. Complete cashflow and the conclusion become more precise after you add the missing input.
Simple example
An apartment costing 7,500,000 CZK with net rent of 25,000 CZK per month has a 4.0% gross yield. Only then subtract the mortgage and actual owner costs.
Frequently asked questions
Are the tenant's utilities an owner cost?
No, when the tenant pays them as advances above net rent. Include only energy that you actually pay under the contract.
Is the calculated yield a professional valuation?
No. It is an indicative calculation from your inputs, not a market valuation, tax advice, or a recommendation to buy.
