Rental yield without false precision
Yield and cashflow are not the same. Gross yield compares net rent with price. Cashflow also reflects the mortgage and owner costs.

Use the right basis
Calculate gross yield from the purchase price. For a wider investment view, track price, renovation, and included one-off costs separately.
Incomplete operating yield is an upper bound
If insurance or another owner cost is missing, show operating yield only as an upper bound. An exact result requires complete inputs.
Simple example
Net rent of 22,000 CZK for an apartment costing 6,600,000 CZK gives a 4.0% gross yield. This alone does not imply positive cashflow after the mortgage.
Frequently asked questions
Does gross yield include the mortgage?
No. Gross yield compares annual net rent and purchase price. Financing appears in cashflow.
Is a higher yield always better?
No. It may come with higher technical, legal, operational, or location risk. Assess it alongside verified evidence.
