What to check before an apartment viewing
You do not need every fact before a viewing. You should, however, recognize missing critical information and prepare questions that prevent a decision based only on photos and price.

Verify listing facts
Compare price, area, ownership, floor, lift, unit condition, and stated monthly payments with documents or the seller's response.
Ask about the building and unit
Check planned building repairs, debts, permitted unit use, known defects, and likely renovation scope. Record each answer with its source.
Simple example
Example using the same formula as the calculator: monthly cost = mortgage + owner-paid building costs + owner-paid utilities + insurance + repair reserve. With a 37,734 CZK mortgage, 4,200 CZK building costs, 5,000 CZK utilities, and a 2,000 CZK reserve, the known subtotal is 48,934 CZK. Unknown insurance therefore makes this a safe ≥ 48,934 CZK bound, not an exact total; ask for an itemised statement before the viewing.
Frequently asked questions
Do I need every document before the first viewing?
No, but missing documents must remain marked as unverified. Have qualified professionals review them before a binding offer.
Does BytScore check legal status?
No. It helps prepare questions but does not replace cadastral, contractual, or legal due diligence.
